A large Access Self Storage complex, comprising of a new 4-storey building with 12,961m2 B8 storage and 614m2 office spaces, as well as a double basement, on-site parking, soft landscaping and green walls. The scheme builds on a brownfield site to combine private-rented residential, storage and office uses across two buildings.
SRE were instrumental in ensuring BREEAM ‘Excellent’ rating was achieved. In support of this, SRE’s building physics specialists undertook Internal Daylight Analysis, Energy Statement, SBEM modelling (U-Values) and Thermal Comfort Analysis to ensure all technical and economic consideration of the viability of the proposals ensured that all office spaces met BREEAM criteria. A range of passive design measures have been incorporated where feasible, to optimise thermal comfort conditions, minimise overheating risks and reduce the cooling demand, mainly through efficient lighting installations, daylight sensors, solar control glazing and shading devices. The analysis has demonstrated that with passive and energy efficiency ‘best practise’ measures, the development met all criteria outlined in BREEAM.
