SRE helps eliminate active cooling at major Haringey residential development

SRE's building physics team has helped enable Fusion Students’ Lordship Lane residential development in Haringey to eliminate active cooling across its 79 residential units.

Delivered by CField Construction, the completed scheme will offer 636 student beds alongside 79 affordable residential homes all set across multiple buildings, totalling circa 25,000 sqm.

SRE’s team is helping optimise building performance and drive down operational costs through our support for the delivery of an integrated energy and sustainability strategy, value engineering exercises and thermal bridge modelling. These will deliver an 81% carbon reduction for the residential homes and a 35% reduction for the student units against Part L 2021 baseline.

To achieve this, we supported the development of a fully electric, futureproofed energy strategy aligned with Fusion Students’ Net Zero aspirations. Active cooling has been eliminated across the residential units, overheating in single-aspect units has been resolved via modelling and design optimisation, whilst energy demand has been reduced via enhanced fabric performance and airtightness to a rate of 3.0 m³/hr/m² for residential and 2.5 m³/hr/m² for PBSA.

SRE worked in partnership with the project team to successfully discharge the BSR conditions for the Gateway Submission 2 without any additional comments on the energy and sustainability inputs, while also addressing the requirements of the Section 106 Agreement.

Construction is expected to finish in time for the 2028 academic year.
