Queen's Gate Waters is a new mixed-use development in Gibraltar designed to achieve Nearly Zero Energy Building (nZEB) standards. SRE carried out a Qualitative Desktop Review to assess the scheme's environmental strategy, identify risks and recommend enhancements to strengthen both compliance and performance.

Our Building Physics specialists assessed the development against Gibraltar's nZEB requirements - including the need for an Asset Rating of 12 and a 50% renewable energy contribution - reviewing planning conditions, energy strategy, facade design and proposed passive measures. We highlighted key risks relating to glazing ratios, natural ventilation, PV capacity, daylighting and thermal comfort.

SRE provided clear, actionable recommendations, including optimised window-to-wall ratios, improved solar-controlled glazing, enhanced airtightness, shading solutions, hybrid ventilation options and early-stage LZC feasibility. We also advised on Thermal Comfort (TM52/TM59), daylight modelling and PV feasibility, ensuring the design team could refine the scheme with confidence.

To exceed a range of local planning authority requirements and to improve marketability, SRE outlined the benefits of pursuing BREEAM International, LEED or NABERS, supporting the client to consider pathways that enhance sustainability outcomes and market value.
